The Construction Process:
The construction begins at the excavations stage. The excavation of the plot is also the beginning of a quality assurance process that allows high quality security and safety procedures to safeguard the house under construction in Bahria Town Karachi.
Foundational Safety Measures:
Once the plots are fully excavated, they are then made Termite-proof. The spray in the trenches and in numerous spots in the Foundation ensures that the house to be built is protected from moisture and bacterial borne issues. Then the foundation is laid in a manner that the strength is consistent through generations of use. The house is built through the use of some of the best quality solid blocks as per design and layout of the selected house. While the design may differ, the construction process remains top notch and high quality. The houses use a U.G.W Tank and a O.H.W Tank. The installation of the tanks is followed by the creation of the boundary wall as per the house drawing and the plan approved.
Requirements for every house:
Every house in Bahria Town Karachi is required to have the proper steel reinforcement of grade 60 or as recommended by the Structure Engineer or as per drawing. This is required of every house included those being constructed by people and private builders, and those that are being built by Bahria Town Developers themselves.
One of the key construction and foundational requirements in Bahria Town Karachi is that every house shall be constructed with Cement that is either Lucky, power/state equivalent. The sand and stone aggregate varies as per specification. The backfilling is required of up to 3 ft. These measures are taken care of in the town planned and fully constructed houses delivered by Bahria Town itself. These are also key requirements of houses being constructed on plots and land by landowners.
Finishing and detail work:
There are clear instructions as per the finishing work and flooring standards as well. Bahria uses 24×24 Porcelain tiles of up to 2000/- per sq meter. The counters and other island work in the kitchen area are supposed to be of 12″ x 24″ granite. Outdoors the requirements are different. There are supposed to be Vibratory tiles or Tough Paver in the porch, driveway, galis and duct areas. These help in creating harmony in all of the homes in the vicinity.
For the bathrooms the flooring requirements are 12″ x 18″ tiles, whose price may be up to 1500/- per sq meter. The staircases of the Bahria Town houses will be made of polish marble with beveled edges. There may be ceramic tiles on the terrace, low roof and balcony. Bahria town ensures that such details add beauty to all houses made by it.
Windows and Metal finishing:
The windows are made of Aluminum. The windowpanes and glass range from 1.2mm with 5mm, these can be made in tinted glass. There are S.S Stair Railing as per drawing. For the main gate, the structure must be approved. The main gate and its design will be selected as per the drawing and approval of the society.
Paint, Woodwork and Ceilings:
For paint you may be able to use Gobi’s, Berger or equivalent emulsion paint in all internal surfaces of the building. This is why Bahris is also using similar ones. one of the key requirements for society is that all metal works must have matt finish in enamel paints. Bahria uses and approves the application of weather shield coating whose color may be selected as per approval for the external surface of the building.
All main and all external doors shall be solid wooden, this may vary for homes being constructed by the private builders and plot owners. But, Bahria Town itself will provide wooden solid doors only. The internal doors shall be engineered wooden doors that come in a ply press type. Some of the best quality hardware along with automatic locks shall be used from the developer’s side.
As far as wardrobes and cabinets are concerned they will be made out of MDF and engineered wooden shutters with key hardware locks. All of this can be made out of special premium materials as well. The kitchen cabinet work shall be of MDF/Lasani sheets or upper quality with Oakwood or peach wood ply press or as per the fashion. The woodwork shall be spirit/Lacquer Polish.
all false ceilings are to be made up of Plaster of Paris and Gypsum boards. These are the two main material options. Other fancy false ceilings in the drawing-room and lounge bedrooms may have borders and areas designated to put spotlights and other rope lights. These are open to the choice of the end user.
Bath, Electric and Plumbing Fittings:
Bahria Town Karachi allows all of the constructed bathrooms in all of its Precincts to use LaCera and Master equivalent fittings in the Bathroom and in terms of electric and sanitary fittings. Plus, all bathrooms may have PORTA Fixtures or another choice that is equivalent. These also support P.V.C Conduit pipes and plumbing such as Beta or Popular. In terms of the electric set up they are to use Pakistan cable for light and power circuits, equivalent if the end-user wants to choose. For Switchboards Bahria uses some of the fine quality Chinese fittings. From Bahria Town, there is one exhaust fan in each bath and kitchen. The Main Distribution Board (D.B) is made as per Drawing. The main service line is set as per the requirement of the client. All houses, shops and apartments come with imported fancy lights. They use P.P.R (TURK PLUS) piping for hot and cool water supply along with temperature and water reserve management as per plumbing drawing. The network also uses DURA U.P.V.C. (STEELX or PAK ARAB) piping for discharge networking with all its filling as per the design of the sewage traps. The fixing of the sewage covers will be as per drawing as well. All drawings are to be approved by the management before construction.
